We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
We've seen enough Middletown, NY basements to know that a wet spot in one corner rarely tells the whole story. Before we recommend drain tile or a sump upgrade, we trace the water back to where it's actually entering, not just where you noticed it.
Every technician carries full state licensing and liability coverage before they ever step into your basement.
Our Middletown, NY crews are staffed locally, so a wet basement call doesn't sit in a national queue for a week.
No hourly billing and no change orders once your basement floor is already open.
We use pin-type moisture meters and a flashlight-and-crowbar inspection to trace water back to its real entry point.
Every Middletown, NY Basement Waterproofing job starts with an inspection, not a generic package — here's what that typically includes.
The core fix for most Middletown, NY basements: a perimeter drain cut into the slab edge, tied to a sump basin, that intercepts water before it reaches the floor.
Battery backup is available for any sump system, so a power outage during a storm doesn't undo the whole fix.
Vertical wall cracks get epoxy or polyurethane injection depending on whether they're still actively weeping.
We install membrane on masonry walls before any insulation or framing goes up, so moisture never gets a chance to reach finished materials.
Poor window well drainage is one of the most overlooked Middletown, NY basement leak sources, and it's often the cheapest fix on the list.
A quick phone conversation lets us bring the right equipment on the first visit instead of a second trip.
We also check exterior grading and downspouts, since a lot of basement leaks start outside, not inside.
We explain the reasoning behind the recommended system so you know exactly what you're paying for and why.
Most residential basement jobs finish in one to three days, and we test the sump pump under load before we leave.
"We'd patched a basement crack twice ourselves before calling. The interior drain tile system actually fixed it instead of just hiding it again."
— Middletown Homeowner
"Water came in around our window well every time it rained hard. They regraded it and added a drain line — problem solved."

"They walked us through exactly why the water was coming in before quoting anything, which no one else had bothered to do."

Cost depends on linear footage, sump basin size, and whether cove joint sealing is included — we won't give a number without an in-person inspection.
Yes — interior drain tile requires cutting a channel along the slab edge, which we patch with concrete once the system is installed.
Larger basements or those needing extensive crack repair can take a bit longer — we'll give you a realistic timeline in the written quote.
If the crack is actively weeping or part of a larger drainage issue, we'll recommend a full system instead of a spot fix.
Coverage depends on your policy and the cause of the water intrusion — we can document conditions for a claim, but approval is up to your insurer.
Warranty terms are often transferable if you sell the property later.
If your Middletown address falls just outside our standard coverage zone, call anyway — we often still make the trip for basement emergencies.
